On the lending side, I see this happen frequently and the seller will need to pay them off ahead of closing as the buyer doesn't want to take on the payments of the panels.

Here's what worked when I had this exact situation - I offered them a deal: pay 2-3 months upfront to break lease clean, OR pay monthly until I fill it but they help with showings (giving access, keeping it clean).
