Can you function and do you want to function as a landlord.So many questions - I do 1031s and I wish it was as easy as saying that's the right answer. 

The price you can get will be a direct function of how badly the developer needs your property. 

He/she would still perform the same functions as if the property were managed by a third party company, but instead, the property would be managed by a company he/she owns.

But you'd likely have to overcome the objection of why they should let you in on the equity site and not just let you live onsite and perform those functions as a job...Time is money... and if you don't have money you should have the time.

Not sure what your payback will be if you rehab, but if tenants come and go, I bet they will be content with clean, functional and fresh paint in a light color.
