I took out a HELOC to pay for the down payment on my first 2 properties (Still under contract).I am putting 25% down on each so I have built in equity.These 2 properties are already rented out and I should clear about 200/month each after Mortgage/Insurance/Management/Taxes/etc.I would like to replicate this process again in the next 3 to 6 months. 

My current NJ condo if I rent should get me 300$ cash flow even with a $250 HoA, so I am wondering if I should try and replicate in DFW? 

Is there anything specific about the building or the region that would make it challenging for someone to replicate your success? 

Problem is I cant replicate it ever again!

Add to this a wife/partner who can also replicate this or add to it, than things can speed up. 

Builder is stating he can replicate the home on a typical level lot for $250,000.  

It is similar to what i have already replicated in my home market, just in a different city, and without a boat load of interest going to a bank... 

If you replicated your analysis of the best markets today, would Omaha still win out?
