But you only need an app fee, not an "early deposit".Once in a GREAT while you will do the screening and tell someone yes and have them tell you no.

That might be outrageous in your area, but cheap in New York City.Generally, if you are charging market rate and the tenant wants the place, they will pay the app fee without hesitation.As for which services are best.

As you noted there is little difference in the loan balance during the 1st 5 years if you have IO vs. a 30 year amortized loan.
