STR'S are more work and in many cases your ROI can be better with a LTR, especially after you figure in your time.There people doing well because they bought at a great price or have a gem of a property in a great area. 

Over all it went well, however because of the age of the housing stock the capex killed me.

I would say 60 days is even a somewhat conservative leaning estimate for days on market, most of ours rent within 2 weeks to 60 days, and if a property is getting above 30-45 days that usually means we need to adjust pricing as well.

Hey Jerell, yes, people do this all the time, and it can work really well as long as the numbers are tight.A balloon note or hard-money loan is basically just a temporary bridge.
