It's 2 blocks away from one of the largest upcoming local development site (126 units of townhome new construction, for sale).

Seems like it would work well as a mudroom, especially since the existing entryway doesn't have any mudroom functionality at all.

You should also consider "shotgun" layouts vs. true 1-bedrooms as there can be a big difference in demand and price for the less functional shotgun units.
