HELOC to pay for mortgage

Hello, I have been interested in the concept of using HELOC to pay off mortgage and other ACH PAYMENTS. I would like to check in with Maryland real estate investors to see if anyone had success with local banks in the area. I have been able to obtain a HELOC with Sandy Spring bank, but then learned that I can't use it like a checking accounts.

Just make extra payments on your mtg with the same Extra money you would pay back your heloc with.
