I've posted that I prefer female housemates (zillow, hotpads, and roomies allow for this) so I assume I can deny someone for being male if that's not what I want and clearly state this in my reply to them?

Maybe you get some female property managers who have had kids and don't want a full-time position, but it's much harder with maintenance, because high-quality maintenance staff are always in high demand and hardly ever want part-time work.

We purchase in bulk and only add one female and one male razor. at $0.50/razor it only adds $1 per reservation in costs. 

I would say 90% or better of the tenants were female head of household with baby daddys bouncing in and out.

Keep in mind that when you are putting a furnished rental out into the world, it needs to be in a location where a single female can check in alone at night and feel safe getting from her car to the front door.
