do we need 2k hand built fly rods Nope but we buy them.. me I limit my fly rods at 700 to 1000 each.. but then you can spend 250 to 1000 on the reels and of course you need two or three reels or more with different lines in them .. so to get properly outfitted for fly fishing you usually drop about 10k.. 

I bought it through a management outfit, there contract is horrible, but will probably try it for a year.

If you can find an electrician, a plumber, an HVAC outfit, and a roofing crew that's willing to work with you in your target area, bless your luck and treat them like the vital business associates that they are.I would tell any head of household that's already making upwards of $100K a year to stay out of this niche.

If you look at projections many outfits are paying almost nothing in the hopes of a return years down with the pro-forma.I personally would be very skittish of those type of deals right now.My syndications I focused on value add dark retail NNN buildings to re-purpose.

In Oregon there is an outfit where a broker is partners with a rehabber in another company and he works the wholesale side along with his brokerage activities in another LLC where he is involved with the same partner.

I bought a turn key home from another outfit and their stated rent estimate was about 10-15% off.
