i never need to ask for receipts - every month a report is posted to my online portal and i can see what came in and what went out, every month.

Hey @Drew Phebus, I recommend QuickBooks Online if you have a little bit of volume deal/rental-wise.

Quickbooks can get it done but I think a lot of real estate investors are moving over to REIHUBQuickbooks Online(if you use the plus version) can be costly at around $90 a month.
