Our OPINION:1) Adding license contractors should be no big deal if they cooperate with supplying copy of license, proof of insurance (and add PMC as additionally insured) and sign a W-9.2) Charging for estimates is not typically done - unless owner wants multiple bids beyond 2.3) Often doesn't make sense to waste time & effort getting a 2nd bid for specific items PMC does often or for bids under $x amount.Otherwise a 2nd bid should be done.4) How do they assess issues then?

The thing with inspectors is that what they are required to have varies by state and many simply require online training and you are off to the races . . . if you doubt that, do a search for home inspector training and you will see the training and software that prompts the inspector to look at specific items and generates a canned report in under an hour.What have we learned?

Usually RON transactions are discouraged by DSCR lenders.For title insurance, the lender would likely require a lender title policy.The other PA specific item to consider is transfer taxes and when applicable.Cheers!
