For a <7-day average stay, you’re right that the activity is not automatically passive, and the 100-hour + “no one else worked more” test is commonly used.

This is where our pro formas get confusing as we are automatically applying the RTR discounts how we think it makes the most sense (which is usually a combination of rate buy down, cash back, mngt cost coverage and sometimes price reduction).  

A decline in imports — which subtract from GDP — added another lift.Bottom line for real estate & rates: Strong growth keeps the economy resilient, but it doesn’t automatically push mortgage rates higher.

That’s an important piece that often gets overlooked.If your main goal is simply to pay off personal debt, I’m not sure refinancing the rental just to wipe out that debt is automatically worth it.

Lease automatically renew week to week and need 15 day notice to terminate. haven’t running into issues.
