@Drew Phebus As competitive lender in the construction place I would recommend having bids preplanned out- also ask for their past work.

Advice: if an agent tries to pull you away from the market you're looking into with copy and paste posts (I see one here already), avoid them

I'd also recommend using the search feature to find past forum posts about the topic.

Have them submit employment (2 years, current & previous) & landlord references (5 years, current & past - get addresses then skip trace to see if legit people they put on applications are legit owner's/managers).
