Even if you 1031 you carry over your existing capital basis, so you aren't getting as much depreciation as you think. with the limited detail, I suggest you keep the existing home, do a cash-out refi and buy another property or invest the funds in equities until you are ready to buy another property. depreciation on the new property, along with interest deductions on new loan should shield your rental income from taxes.
