The folks he bought it from had only owned it a few years and sold it for a big loss, so that should have been an indication something was wrong, and a 30 second google earth historical image search or talking to anyone local would have revealed that the road in front had recently washed away, or he could have just looked at the property lines and seen that part of this lot itself had already washed away.

I suspect it will be consistent with my claim that the return is marginal.As I indicated before, BP has a calculator that can help if you are not good at spreadsheets (I am pretty good at spreadsheets but still use the BP Calculator) If I interpreted the rent incorrectly such that rent is $3600 that would be outstanding for you and it would be a good cash flow property.Good luck
