I prefix my search terms at google with "site: biggerpockets.com" (but without quotes and without the space in-between that I had to insert with a post-post edit due to BP mangling of the text otherwise) and google just searches on BP.

That is all we see here in Minneapolis as most of the houses are 75+ years old.Only issue is if they break the bolts or part of the flange, you will need to go to Home Depot and get an insert that wedges itself inside the pipe and has a new flange attached.

Insurance in place, is it feasible to insert a clause in a Rental Agreement stating that for example, "Tenants agree that they will bear full responsibility for any damage, whether through negligence, deliberate act or accident, occuring from fire in any fireplace the determination of which shall be concluded forensically through municipal/county/assign-your-jurisdiction fire inspection" or something of the sort?

The most pressing include a leaking main water pipe in the crawlspace, several dead outlets, non-grounded outlets and non covered outlets, a loose shower liner/insert that has caused mold and moisture damage on the bathroom sheetrock (there is no vent/fan in there), and the carport and porch roof are leaking.

Up until now I've been printing the entire addendum, signing & initialing and then scanning the entire thing back into the computer to send back to the bank.I would gladly use a product like Cute PDF if I could scan and insert a single signature page, but the addendums I've seen also require you to initial every page and sign in multiple places, so that won't work.I was looking into the option of a digital signature and digital initials, but according to this article many banks won't accept those.

If you find a case at the common pleas court, that answers your question, then there you go - unless there is a more recent decision that answers the question, or (insert all the other higher courts or statutes here, etc....)Now, what if there is no case addressing your question in your appellate district, but the question is addressed in another appellate district in Ohio?
