Property management software (Buildium, Stessa, etc.)?

.)- Review previous rent ledger for patterns to be aware of, note their lease in PMC software- Try to convert to our Lease, to make it easier on our staff (we don't tell tenants they don't have to do this)- Opportunity to renew/extend lease with increase?

I used keyless access with smart locks, software and online listing platforms.  

I'd include pictures (where applicable), and detailed descriptions of what is expected from the customer. 

We have a file called 'Prospective Applicant', 'Denied Applicant', the same goes for current and past tenants. 

People who love that a unit is furnished often don't show well in applicant screening. 

Or is this strategy only applicable with an investor client that they're helping?

I would recommend a professional PM who does all the paperwork and presentation with real software, gives monthly reports and has clearly defined leasing/turn timelines even if their fee is a bit higher; it usually pays for itself.Good luck!

If the place looks good otherwise I would have him added after an application/background check.

"His" software I found interesting, but I don't believe he developed it.
