They can foreclose, typically they have to provide proper notification so it can delay the foreclosure but yes they can still foreclose

We work with a local agent who does, set notifications for Zillow, and get wholesaler emails constantly.

If you do find one that is good, they will have the tools and knowledge to help protect you and give you 'outs' of the contract that a wholesaler will not.

That gets waived if you go with the GC, it does not if you don't.

If trying to sell, your buyer pool may be a little more shallow than it otherwise would due to the perceived risk (whether legitimate or not). 

I'd still put away 15% at minimum each month becasue it's not IF something will happen, it's WHEN.
