This has nothing to do with your 'feelings'.Before you keep trying get into further moot arbitrary arguments on the issue or boast of your legal prowess, first figure out how to get a darn title search done and don't expect a buyer who paid you for this... to contact title company with a tutorial on how to perform title related due diligence correctly.

It's so true, and it's also what I'm trying NOT to do :/   In terms of the 1-200/door  @Jd Martin  ... even with 1.3% rent ratios, which is what I'm targeting, that's been the best I'm able to do (with a 25% down loan) And that's also what BP tutorials all preach as normal.  

I already find it very useful to utilize the Bigger Pockets calculator, which I read and watched the tutorial.  

Anyone gone to one or several of these meetings and can offer a basic tutorial of what is involved on the TAC side and want the owner/builder/developer typically needs to provide.
