If you are in a pro-tenant locality and the tenant cries hardship or landlord wrong doing, the judge will drag it out.

Trust your instincts you can feel when something is wrong do not force a deal2.

Those 5 suits cost me a total of $500, and that was a settlement on the property one where I was either going to pay my lawyer another $1k to appear (this was before automatic awarding of legal fees for frivolous lawsuits) or $500 to settle with no admittance of wrongdoing.

Laws were changed in response to the wrongdoing in the early 2000's, and there is more transparency than there has ever been.Caution is always advisable, but I think the bigger challenge for condos is finding buyers in the future.
