Overtime, you can compile a list of contacts for various types of jobs.

How does everyone get accurate numbers when compiling this information?

I would look at taking the abstract "not ready" complaint down to a more precise punch list compiled by you and the tenant. 

You seem determined so here is what I would do in your position, just some suggestions of things that have worked for me and might work for you too:1. sit down and compile a list of all your debt and all your assets. 2. make a list of the decisions and behavior patterns that caused you to be in debt.
