As noted, running a syndication is vastly different than selling turnkey rentals or managing properties. 

50-100K and 400-500K are vastly different property types.

There is a vast network of military REI guys/gals across the nation, and I know some very successful wholesalers in that group.

Although you may not have funds upfront to hire an attorney, many of them work on a contingency fee basis, even for matters that don't involve vast sums of money or that are in small claims court.

The state of California is an enormous area with vast forests. 

My ultimate goal isn't necessarily vast wealth, but achieving financial freedom and security through real estate.

@Chris Seveney, while I do think there can be a double standard, there is also a vastly different level of interaction between a public company with the owners of its stocks, and syndicators and their investors.Many, many syndicators are out their building trust by acting as an advisor first and foremost. 

I imagine that a high-rise will be vastly different than a 2-story.
