If you have any other priorities (alongside rent collection) such as rental accounting or tenant screening, I'd consider those when you look for your software too.

I would set appointments with local investor/agents who are tapping the market you want to serve (just look at closed multi-family listings and see who sold them), and keep doing that until you find a person who stands to mutually benefit from coaching/mentoring you and expect to pay them a split to work alongside them until you're prepared enough to go on your own. 

The benefit of that is the relationship-building alongside refining my existing investment strategy. 

I want to observe alongside and also help with some of the work / capital needs.

It also gives you the option of working along side of some major business growth here in Janesville and Beloit.

Then once you can narrow down who you will like to work alongside with.

I'm a business owner with little time to be learning about real estate investing, which is why I wanted to work alongside a mentor.

The problem is that you don't know what you don't know, and the only way to learn is to do, or work alongside someone who has been at this awhile.

Do consider some of the advice such as getting your license and working the real estate agent business alongside the investor/wholesale side. 

His job is to get people to invest along side him.
