This is accurate but I would really like to emphasize that "private lender" has become the best name for DSCR Loans as well which really should be distinct from Hard Money Loans - DSCR Loans (from private lenders) are much closer in form and rate to non-QM and even conventional than hard money.We for example would consider ourselves "Private Lender" with "DSCR Loans" for turnkey rental properties and "Hard Money Loans" for loans requiring rehab for a flip or BRRRR.

We don't put expiration dates on our preapproval letters, instead we emphasize that it's only as good as that snapshot in time remains accurate.

@Terry TanWe have several student rental properties, including one rooming house in a similar configuration to what you describe above (9rms - 4up, 5 down).In addition to emphasizing @Chad Urbshott's warning about financing options - most of the Big-5 will not even wander into universityville these days and no-one will be clamouring to underwrite a rooming house - I suggest you check the City zoning in the area and the occupancy by-laws.
