We should encourage major medical insurance not pre-paid medical care where you're covered from the 1st dollar of cost.

One thing you may consider as well is pre-paid legal.

Closing cost not only includes down payment, but insurance (must pay 1yr upfront), survey costs, PMI prepaids, state/city/county recording fees, etc.  

Concerning your credit profile "obstacle", you might consider getting a secured (not prepaid) card from a national lender.  

The difference is prepaid items are required at closing and escrow are required in certain cases.

Closing costs and prepaids were looking to be around $10,000 for cash out refi vs HELOC with minimal closing costs and can be rolled in if wanted. 

You can't keep the 3 months of money as that is prepaid rent, it isn't due to you yet and keeping it is highly illegal and can get you in a lot of hot water if the tenant decides to pursue it. 

I use a Straight Talk prepaid phone that is 2 years old and I won't likely replace it for 3 more years.
