Closing cost not only includes down payment, but insurance (must pay 1yr upfront), survey costs, PMI prepaids, state/city/county recording fees, etc.

You can't keep the 3 months of money as that is prepaid rent, it isn't due to you yet and keeping it is highly illegal and can get you in a lot of hot water if the tenant decides to pursue it.
