(109 homes)Could anyone please give advice on how they initially approach the people that are near foreclosure to sell their home?

100% I used it to compile data of over 140+ zipcodes with positive ROI’s and am currently expanding into an area based on the numbers that is absolutely bananas for airbnbs, would have never found the area without it.I also did my own manual research of the area after looking at airdnas numbers to confirm it, it would be wise to always do your own manual research on top of the airdna numbers to confirm there is no statistical errors.

Also, compiling a list of open apartments just from Craigslist or Apartments.com can make the process easier.

So far my properties have come off the MLS but I want to start marketing to motivated sellers in my area... just not sure how to efficiently find and compile  data on absentee owners, water shut offs, etc.

You can also buy lists from companies like list source and there are some REI software companies that have a cash buyer search feature.Some of best ways to find motivated sellers is to purchase lists from companies like listsource and or compile lists from city and county like 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, probate, divorce, high equity, etc.

"Even if you only spend 15-20 min googleing and compiling some of the data, it shows self motivation and may demonstrate that you know enough of the basic key concepts and variables that an investor should be concerned with, so in turn you stimulate the pros and master level posters to want to add real in depth value, that is deeper or more insightful than what can be determined from a 15 min google search.
