Hi BP community.I use a cpa to file my tax's, but still cant seem to right off enough. am looking to use accelerated depreciation, along with Bonus deprecation  for my next high income year. any thoughts?

In my area a landlord policy is very high, but based on what we are bringing into the property we would still be cash flowing a decent amount of income monthly after expenses.

After some research of my competitors, I tweak PriceLabs' pricing for high season, and lower it quite a bit for the off season because they are just too high and I wasn't getting any bookings. 

I have always had great luck furnishing them using a combination of high-end thrift stores and the less expensive antique shops.

I continue to get beat up on high prices compared to my rent. 

Any tips on lenders, underwriting, hard money/dscr loans, or pitfalls to avoid in a high-cost area like the Sac area?
