Each Club has its own personality, heartbeat and pulse.There are a few that are nothing but a complete waste of time, but there are others that really do hit the jackpot as far as offering knowledge, support and information let alone finding the one or two people that you can connect with that send your investing to the next level.While I have done a myriad of deals along every spectrum of the investing arena, right now I am loving the thrill of single family home investing because of the speed I can accomplish it at.If you are in Evergreen Park, maybe you should make it to a small networking subgroup I am going to in Oak Forest on Thursday night.

I joint ventured with my buddy builder and we hit the jackpot. 38 homes with nice profits.Point is to let your imagination run loose when your looking at a property and then work the numbers, you never know, for example when I had to move to my present location I looked at a duplex for sale in a great location of nice homes.

Lenders have more to worry about in Las Vegas than "due-on-sale clause violations".As long as this loan remains "current & performing";...you have a better chance of "hitting the jackpot" at Caesars Palace, than having the lender accelerate an otherwise performing loan in good standing for a violation in the "due-on-sale clause".Spending a few hundred dollars with a good attorney that specializes in these types of land contracts should be worth the money. (...try finding these types of lawyers who are affiliated with your local Las Vegas Real Estate Investment Club).A lawyer of this type can create a new, or review and update your trust/sales-agreement, land contract, etc.Here's a different twist:How about a back-up agreement and a back-up deed?
