Crystal Shen Biohazard cleaning company refusing to provide self-pay itemized invoice
13 September 2025 | 2 replies
My intention is not to rip someone off, I don’t know how to navigate this situation and am looking for help there.I’m looking for clarification and justification on an itemized invoice for the nearly double expense that the biohazard company is quoting me after the work was completed for a small room and a moderately small stain.

Maddy Morell Structuring Creative Financing on 50-Unit Multifamily (KCMO)

The challenge is there aren’t a lot of recent comps in KC for newer Class A, studio-loft style assets to lean on, which is why I put this post out — trying to get feedback on how to structure it creatively to make it more attractive. What we do know: Class C comps nearby are $100k+/door, so with this being Class A, 2021 build, modern loft layouts (w/ separate lofted bed area), and in a highly walkable location right by the college, we think there’s justification to push above that. That said, I fully recognize we’re testing the top of the market.
Adam Macias U.S. Homes Are Sitting on the Market the Longest in a Decade

This is just national numbers. This slowdown reflects a meaningful shift in market dynamics: elevated mortgage rates, detached pricing expectations, and diminished buyer urgency are contributing to substantially slower cycles. For real estate professionals, builders, and investors, this could signal opportunities to recalibrate pricing strategies, marketing approaches, and sales timelines to align with evolving buyer behaviors. The best buying behavior to be apart of is the investor network. For the simple reason that they will continue to buy with no emotional escrow. They don't go by trends, just if the numbers work for today. That's what I love about seeing with Featured Agents on BiggerPockets. They get to tap into the network of BiggerPockets clients right when they are ready to buy...or looking for an agent today to help them acquire more. Here we are, it's going to be Autumn soon.
Joseph Trubnick Is Phil Pustejovsky a scam-artist?
29 August 2025 | 61 replies
From what I'm reading here I would tell people to RUN from courses like this.Michael, this is nothing but an expensive scam and learning lesson, bro, lol.The fact that it is still happening is what makes America great.Greed and fast riches is how this works, it has nothing to do with the market or were you live. That is just a great justification for the program.
Gin Zhuang If I transfer a property from my name to a CA LLC, would this trigger due on sale?
20 August 2025 | 4 replies
However, if the loan is not a traditional loan, then the Lender may utilize the transfer as a justification to trigger the due-on-sale/acceleration provisions even if a person is the only member of the California LLC.One work around many individuals use are Revocable Grantor Trusts (often times called land trusts) which act like Living Trusts.

Chris Berry Town of Brookhaven

That $250 to $500 renewal hike is real, and the justification that "rents are higher now" feels more like an excuse than a legit policy reason. As for the $12K in repairs—yeah, that's been happening more too.

One could throw mattresses in a garage and call it living space too, but it isn't. 4) Sellers are trying all kinds of ways to justify their "dream" price, but those justifications are not the best way for a buyer to value a property when buying.
