I agree with a lot of the sentiments regarding risk as it makes sense that with 2,3-4,12 tenants you can afford a little vacancy from time to time easier.One thing I haven't seen mentioned that also makes sense to me is the valuation of properties if you go truly commercial in that the value is based on actual income generated similar to any other business as opposed to what your neighbor sold for.
