You can extract frequently asked questions from prior inquires, and compile them into a document that you can share with your VA.  

I have compiled a list of free-and-clear in this neighborhood (the subject house being one of those) and have been slowly marketing to them - but look to beef up my efforts this month and in future months.

You might look at other agreements and compile your own strategy and have the attorney incorporate issues, also visit your local REI club and see what is going on there.
