@Bill F. when I got to about 20 - 25 single family homes and 1 commercial building they started emphasizing the importance of my global financial statement and they started requiring me to have 10% of the loan amounts in liquid cash in their bank before they would keep giving me more loans.

I have used this strategy 3 times and I’m currently using it on a large home in Gilbert, Arizona where the tenant rents pay all the costs of the home plus the rents pay down about $750 a month in principal pay down.This post emphasizes the importance of having reserves when purchasing a rental property.
