Don't worry about the price you bought it for.I would suggest doing a little staging so people can visualize themselves in the house. 

The kitchen cabinets were three different colors, so I knew unifying them would help visually.

I've seen the visualization on a youtube video but can't remember which one lol. 

Maybe even using one of  the theoretical examples below as I'm a visual learner...

We ask them to provide an air quality test done by a licensed company IF we do not see visual evidence.
