I would recommend you read the guides and tutorials that are on this site.

Wholesaling "Get Rich Quick" videos and how-to tutorials make it seem easy.

It provides the cash to flip short sales and REO's, had all the contracts I needed, gave me step by step instructions, video tutorials, a title company that understands investors, and just everything I needed to be confident to succeed.
