The key is to establish accounts with your LLC at places that don't require a personal guarantee, such as Wal-Mart, Staples, Home Depot, etc.

So, if you own property, you can do a lease option.If you don't, you can do a CA.I don't want to over sugar coat the statutes though...keep in mind, I've done this for 10 years and went thru all the mess in 05, then spent endless hours going thru each line of Title 2, then spent about $12k on doc revisions...so...don't go to Staples for you lease option docs!!

Jermaine here, geting a generic lease is not a good idea, I would spend some money and have a local attorney to create a good lease for you, a good lease will save hundreds if not thousands.In 2004 on my first rental I got a rental lease from staples, I ended up evicting the tenant, ofter the judge granted me my eviction, the asked me where dI I get that lease from and told me to get a proper lease.

There are samples online as well as pre-printed forms for purchase at place like Staples and Office Max etc.These are very generic forms.

If you choose to do it yourself, be careful to use the right gauge staples and pre-drill any nail holes.I will absolutely use bamboo again in my own home and flips.
