Even if someone doesn’t have much credit history, you still want to run a full application — credit check, background check, income verification, and rental history.

Usually you have to have all the pieces in place then submit an application to get the hard answer, but I would definitely go there and hope to get some sort of answer in writing before pursuing.

If you need tenants fast, then go with someone with a bunch of applications on files. 

Higher quality properties don't have tenants that disappear in the middle of the night and you don't have to deal with tons of unqualified applicants.

From my experience you can say that the fastest progress comes from pairing up with local investors who are actively closing deals with weekly accountability.Good luck!

Wouldn't increase the minimum if you want a variety of applicants to choose from, but can def charge more for 30 day stay vs 90+
