@Robert Trest I totally agree with @Rhett Tullis I've seen "investment-focused real estate agents" in OKC claim they help people pull off the BRRRR strategy like it's cake in our B class NW OKC area.. where's it more of a challenge to even achieve an 8% cap rate.

My ex-property manager had a property that didn't have laundry hook-ups and they had a very difficult time getting tenants for it..it took months and months...meanwhile every other property was renting like a hot cake with multiple applications.
