Managing from out of state is a piece of cake..... until something goes wrong and then its a huge PITA unless you have lots of local contacts that can help you arrange repairs or deal with tenant issues.I managed my TX property for 3.5 years...had a local RE agent do the placements with my approval....and it was easy until I had major water leaks in 2 bathrooms....trying to deal with contractors from CA was very difficult.
