It’s easy to get captivated by the stories of people building up their portfolios rather quickly using BRRRR but in this environment it could be a longer process if I’m leaving some money in each deal and relying on additional W-2 income to help finance the next deal.

I personally use Unifi for a captive portal but it is a bit more advanced (I'd recommend it if you are a little more tech-savvy).

I am in the process of putting together a deal with a newbie community owner who is giving up because he didn't realize he needed a dealer's license and relationships with manufacturers to fill a community, let alone a sales force and a captive finance company.
