I know in the Denver market, as a seller, I would not concede on this.

I won both Tax Court cases without having to litigate (IRS conceded the cases before trial). 

Only use them as a buffer but prepare to concede them if the IRS objects.Again, you probably can find 15 hours a week of "cleaner" activities.

The seller has conceded to pay for it, since she knows she was negligent in not getting it done. 

I concede it barely cash flows without 50% down but it’s one of those purchases that’s for the longer term if not for shorter term cash flow.

@Brent Coombs I will concede that this is tough on your first project but I absolutely can get these terms from private lenders and refinance after six months into a conventional loan based on 75% ltv as appraised after the renovations.

As with everything else, if I get in over my head, I will concede defeat and call in an expert to finish what I started while I learn where I went wrong by watching them finish it up.
