Unless you have already successfully performed a full gut rehab on a similar property, and made money doing so, you'll have a very difficult time getting funding.To any lender, the scenario your describing looks like an enormous risk sandwich, with a side order of potential disaster.Your best bet will be to convince friends and family who already know and love you to lend you the money.

What are some easy ways to increase the number of buyers agents bringing buyers through a property listed on MLS?

You need to buy as many as you can to increase your chances of getting properties.I get about 2 new house per year on average, but I have been doing this for about 15 years.

This shouldn't be difficult but every situation is unique.

Or should I start of by saving and getting a 4 unit to help increase cash flow sooner?
