@James MaysAs "someone with a sales and MBA/business background who often self-educates" you know that some services of "tax strategizing" is nothing but a generic template of a white paper on real estate taxation, with some <insert a client-specific fact here> customization, to look like a lot of work was done.

Access to tax return forms on no tax return loans is my pet peave but it hasn't changed in years with some lenders, With some I have been successful telling them it isn't required.Many times the funder or closing dept. staff just inserts it in last minute, not knowing it is optional or not required.

. - One is a 2-ton and the other a 4-ton – likely looking at $16k to replace both if they break- Attic needs an additional ~7in of insulation added; without it the HVACs are working harder than necessary – shortening lifespan but insulation will cost $2-8k Foundation Foundation inspection (same people that inserted foundation pillars for $8k suggested adding 8 more pillars for $15k) - Basically every home in Louisiana has foundation issues… it’s a swamp- General inspection report doesn’t think it looks bad- Mx can be deferred- Current foundation warranty exists for life of structure- Costly to add additional piling support to remainder of house
