Beginner Looking for First Creative Finance Deal — Any Advice or Connections Welcome

Hey everyone!

I'm brand new to real estate investing and hungry to get my first deal done. I only have a small amount of capital right now (around $2,000), so I'm focused on creative financing. Things like seller financing, subject-to, or finding a partner for my first deal.

I’m open to different property types (like small multi-families) and rental strategies (short-term or long-term) depending on what makes sense for the deal.

I'm currently based in [insert your city or state], and looking for advice, connections, or opportunities that could help me get started.

If you’ve done your first deal with little or no money, I’d love to hear how you did it. Or if you're a seller or investor open to creative structures — let’s talk!

Thanks in advance,
Sam Kokos

@Sam Kokos

hello. i'd just save up enough until you can house hack.  there's no better way to get started and no need to do anything risky at this point.

good luck
