If you have the rec room outfitted with some sort of kitchen you could market as a studio or if a less than full kitchen maybe call it an efficiency which implies a kitchenette.

Other than that you have several paths to be successful with outfitting and managing the property from afar.

Then you can calculate the return on investment to do whatever work might be required to outfit the additional space. 

Now some agents that work for the big wholesale outfits Net worth etc those guys are high pressure and I agree with the statement but for the average agent or MLO  I dont think they are trying to figure out emotional trigger points to make deals.
