If you go talk to a bunch of different banks and ask each one the same questions you'll start to see patterns in their answers and then you'll know what to expect. 

Also, flood insurance is a must given Houston's weather patterns lately (even though the "Heights" are so named because they are above the flood plain).

Before I start this discussion, I wanted to post the link to the Article with the title "Population migration patterns: US cities Americans are abandoning" but don't go to the link YET.

We mail Yellow Letters to high equity and long ownership so it is obvious it's an older generation, but in Houston we don't see the same pattern or get that many people to say those things like in SA.

Of course I've used google and found a ton of websites and things but I'm wondering what resources and trending patterns you all have found to be exceptionally helpful when learning the ins and outs of your markets and sub-markets. 

It sounds like a pattern of behavior, and the landlord/PM is abusing pet owners to cover their carpet costs. 

Ultimately I realized (rather my dad shed light on it) that he has repeat pattern and tried to corner him and his subs separately and found out he wasn’t paying his subs and that was the reason for hold up.  

Certainly I need to talk to local lenders but I'm in a forced holding pattern at the moment so just trying to think ahead on what would be more beneficial. 

@Cameron Norfleet Agreed I don’t wanna get stuck in that pattern.
