One modification to #1 is that you do NOT need to purchase it OR rehab it with cash, and there are some compelling reasons not to, but that's a topic for a different day.This is the picture perfect BRRRR, and you'll come across this now and again.

problem is, you don't have full view of the balance on the 1st specially if they did a loan modification and the modification is not recorded.

I'm no ADA pro, but I feel like I remember reading in multiple books that landlords HAVE to comply with requests like this (as long as they don't significantly alter the property/structure) but all modifications are at the expense of the tenant.

If it is a month-to-month lease, (written or verbal) you must honor it on a month-to-month basis, which means you can make modifications with 30 days notice (unless the lease says otherwise).

I ask the current tenant to notify me 60 days prior to lease end if they don't intend on extending the lease (always a clause in contract)2] The smaller the gap the better but totally depends on repairs/modifications/upgrades you intend on doing to the property before new tenant starts.
