Sometimes, the best deals you make, are the ones you don't.Joe worded my sentiment perfectly but I wanted to add, in times of increased risk such as these, investors should be accounting for the elevated risk in their offers. 

Have an elevator pitch.

With low rises, you don't run into problems with elevators and staircases.

You create a model with components, then simply save out views -- plans, elevations, sections, etc.  

All it takes is a neighbors child to have "elevated lead" (which isn't uncommon) and a lawyer and...well...you can guess the rest.  

@JD Martin has some good advice, especially about using a jack/elevator/lift.

No one wants to get on an elevator (with other people) to get to their 15th floor apartment.

Wife does the books and leasing Hubby does all the turn over and remodels.. its a nice gig out in the mid west and for sure elevates those who can scale it to a nice lifestyle for themselves..  

No sense getting caught on the elevator ride down.
