But you can attenuate that pattern of behavior in your rentals with good vetting.To further your point Jim this is where I see newbie landlords who have absolutely no clue how most tenants at least those that can only afford 600 to 800 dollar rents live their lives and how they think.landlord wants to charge for any little thing that gets busted by the kids.. tenants have no money  .. so then they start to get upset and look for a new place.. maybe break the lease all together..

If I really wanted to find out if there was a pattern, I can look at all the deals generated from DM over the course of a year or two.

This thread has a good discussion.The pattern typically is:- Throwaway account that suspiciously seems like it’s actually the guru charging $10-$40K for course, mastermind, tribe, mentorship, seminar, coaching, etc. asks about specific guru with weirdly specific SEO minded title of post.- Community immediately chimes in to steer poster away from spending this much on guru nonsense when info is available freely on BP.- Throwaway account gets annoyed at great advice offered by community.- New accounts (1 or sometimes lots) flood the comment leaving weirdly similar reviews - not just for each individual guru, but like the same type of review for EVERY guru.

In your experience on these nicer properties, is there any typical pattern for how much they sell for (i.e. 75% of the fair market value or something like that) or is it all over the place or dependent on the specific property or the competition on that particular day?
