Interest rate is way too low for a 100% program and I do not like 2500 upfront that gets "reimbursed". 

As these programs served to discouraged the male being in the home - replaced by "Daddy Government".

Same for 2-years of job/income stability.Tenant Default: 10-20% probability of eviction or early lease termination.Section 8: Class C rents usually meet program requirements, proper screening still recommended.Vacancies: 10-20%, depending on market conditions and tenant screening.Cashflow vs Appreciation: Should cashflow immediately, at the lower end of relative rent & value appreciation.Class D Properties:Tenant Pool: Majority of FICO scores under 560, little to no good tradelines, lots of collections & chargeoffs, but should have no convictions/evictions in last 12 months.

Trusts can make estate planning easier and provide a clear path for you to take control, but they don’t always help with financing or renting the property right away.For your multi-family, using the bank’s $5K program along with your own savings is a good move.

Many carriers/programs choose not to offer coverage or do so at elevated pricing.That said, we have quite a few great programs for Detroit properties.As always, I suggest working with a broker that has multiple options rather that searching out one particular company.

Candid take: outside a top program or a legal career path, the JD/MBA rarely moves the needle for operators; deal reps, mentors, and a tight track record do.

Save $, see if you can find a 1st time buyers program, buy what you can afford & house hack.....even if rent by the room.

Performance will vary based on the local housing authority executing the Section 8 program.
