You have to be able to gently but firmly get them to face the reality of what they truly stand to lose, solve their immediate problem of where they will live and not make them feel like you are taking advantage of their situation.

You already posted this scenario.. while it can happen you will have to hunt for it.like all things real estate returns price for risk.. rare is there high cash flow AND appreciation.. and tiny appreciation like 3% a year might look good but its not real.. you buy a rental that will make 12% under your scenario you need to find a 50k house that rents for 900 type thing .. which you can find.. so 3% appreciation it goes up a whopping 1,500 a year.. but in reality it stays at the same value.. since the next investor wants to make the same money you are.. only way values increase substantially is rents go way up.. and in cash flow markets rents ( which is a good thing) are generally very stable with not a lot of movement up or DOWN.But for your exercise check out small little towns in PA  and outside of Pittsburg and up towards Erie.. you will get the cash flow i bet.. appreciation only on paper not in reality.

In the winter time it's a small percentage slower than the summer time but still lots of movement into the area during Christmas break so the kids can be in Katy ISD by spring. however what I will warn you about is the type of market that Houston and especially Katy is in right now.

What I was saying is that he continues to refer to "speculators" as dice rollers and that his comparisons to cash flow and appreciation/speculation are unfair.A typical definition of a speculator is 'someone that takes large risks, especially with respect to anticipating future price movements, or gambling, in the hopes of making large gains.'

My team there has to work much harder to source solid opportunities today, but we are seeing some movement right now and bringing strong opportunities to our investors.

I play the market all the time but I am young and far from wealthy so I'm a gambler and stick to options and go in and out very fast i have gone in and out of higher and lower tax brackets over night.... the market could crash this year and many say we are in for an earnings recession and in my view it could be any day bc if you just google S&P500 and look at the chart in max view you will see from as far back as it will show up up up up down down up up up up down down up up up up etc...... we are due for a major correction soon although i think markets will rally some more this year and this coming earnings will generally be poor but not as poor as predicted so the market will be looking good and the FED will raise rates at the end of the summer than yea after the holidays things will be super slow higher rates higher costs and with the oil prices and political movements more volatile than shares of tesla maybe yea a big crash and some people will lose it all while some people will be buying it all waiting for the next upswing its the cycle of life...Craziest thing i ever read about the stock market was that SEC halted trading on a bunch of medical marijuana stocks that were trading on the OTC market and i said WAIT WTF theres public pot corps lol i mean who would buy a medical marijuana stock... forget cooking the books what happens when the DEA burns the books so how does that work.... so aslong as there are people dumb enough to invest publicly in a company that is operating in a risky federally illegal business than yea the stock market can crash any day of the week for just about any reason...I love what you wrote!
